Selling a deeded 50' slip (Fort Lauderdale) — how do I price it?

Own a deeded 50' slip off the New River, fixed dock, 30/50A power, parking spot included. Thinking of selling since the boat sold last month. Comps seem to be all over the place — $180k to $320k for the same dock. How are people valuing these?

Deeded slips down here are basically waterfront real estate now. Get the HOA/condo docs in order first — buyers walk when the maintenance assessment is murky.

Price it like a rental cap rate: what would it rent for monthly × 12, divided by 5-6%. The New River fixed docks were renting ~$1,800 last I looked, so the math lands mid-$300s. The $180k comps are probably leaseholds, not deeded.
